Yes, you may lease per bed for P6,700 per month for the 4-pax rooms, excluding utilities. However, should you wish, lease per room is also available subject to the same terms as that of a bed lease.

You may rent a bed for 6 months or 1 year.

Your roommates will be assigned to you but of course, compatibility with other tenants will be taken into consideration whenever possible

Yes, but for your security, you will be advised beforehand.

Yes, rooms shall be all-female or all-male. However, should you lease a whole room, you may choose your roommates as you’d like without gender restrictions.

To reserve a room, submit to us: 1. Accomplished Reservation Agreement 2. 1-month Reservation Deposit in cash or dated check, to be applied as your security deposit payment upon move-in To move-in, secure: 1. Rent for the month 2. 1-month Advance Rent 3. 5 / 11 months Post-dated Checks, depending on the lease term

Rents are settled through post-dated checks given upon signing of Contract of Lease and utilities will be paid in cash or check upon receipt of monthly billings.

You may pre-terminate your lease but your security deposit and one-month rent shall be forfeited.

Price rent includes a multiple-occupancy room and its inclusions, use of all common facilities, 24-hour security and bi-monthly room housekeeping services. Your monthly rent excludes parking which is leased separately and utilities (power and water) which will then be billed every month.

Each room has its own submeter and monthly readings will be done to determine your consumption which will be divided among the room residents and will billed to you separately.

Free wifi is available at the ground floor lobby for use of residents and their guests. You may bring your own pocket wi-fi device to be used in your rooms.

Parking spaces are rented separately. Parking for guests, however, are unavailable.

Parking slots may be rented separately for P4,200 per month, inclusive of VAT.

A designated smoking area will be located at the Ground Floor.

Your room includes built-in beds with mattress, your own closet, your own desk, air conditioning unit, kitchenette, private bathroom with water heater and toilet.

All beds are single-sized (36”x75”). Mattresses are already provided and each bed has privacy curtains.

Residents shall be providing their own bed linen and pillows. Each room has space provisions for one (1) Microwave oven and a Personal refrigerator that residents may opt to bring on their own. Should you prefer to have an electric fan, too, we recommend bringing a tower-type electric fan which fits more conveniently in your room. Please advise your concierge for move-in of these appliances so they may further assist you on dimensions, required permits, and elevator usage.

You do. We have provided each resident with their lockable closets with hanging rods.

Besides your closet, each resident has his/her own desk with shelves. In your kitchenette area, overhead cabinets are also available. No other storage spaces are available inside the building for residents.

For your safety, kitchenettes can only accommodate a microwave oven for heating. Otherwise, you may enjoy local restaurants and malls nearby.

Your monthly rent includes room housekeeping twice a month. Bed linens, however, will be for the account of each resident. List of laundry services are available from the Concierge.

You may decorate your room with removable items. Fixing/installation on walls and other built-in furniture inside the rooms are strictly prohibited.

Your room does not have a space for laundry activities but a list of laundry services who also offer delivery is available at the Concierge.

None. Residents may access their room 24/7. However, guests may only access the Ground Floor Lobby from 9:00am to 10:00pm.

We love pets, too, but our building and your rooms doesn’t have a space for them.

For your security, only registered residents can go inside the rooms. You may meet your guests at the Ground floor lobby until 10:00pm.

Rooms are assigned upon submission of all requirements for reservation. Each resident may only be allowed to stay in their assigned and registered room until renewal of contract. Changing of rooms shall also be subject to room availability.

Yes, there will be reasonable house rules which aim to keep The Flats a safe and secure residence for all its residents. The house rules will be made available upon the signing of the Contract of Lease.

We have 196 units in the building with a mixture of 2, 3, to 4pax rooms.

We welcome people from all walks of life. As a co-living space, we expect it to be a place where people from various communities commune in their shared goal of looking for a nice, safe, and secure place to stay within the city.

Our ground floor lobby and a roof deck lounge will serve as our main communal spaces and an area for our residents to relax and enjoy.

Yes, we do. Discounts are also available for bulk room leases.

We will open branches of The Flats in both BGC and Circuit Makati in the coming years.
